How we work and how we’re paid
About us and our licence
Lambton is a trading name of Lambton Mortgages Limited (formerly Yourhomeloan.co.nz Limited), FSP1002302. We used to trade as Mortgage Market.
We hold a licence issued by the Financial Markets Authority to provide a financial advice service. Our licence is subject to the FMA’s standard conditions for financial advice providers, with no extra conditions. Our financial advisers, Andrew Perry (FSP494606) and Chris Lawrence (FSP733971), give advice on our behalf.
What we can help with
We give advice on home loans and lending, and on KiwiSaver.
For home loans we work with these lenders: ANZ, ASB, BNZ, Westpac, Kiwibank, SBS Bank, Co-operative Bank, Heartland Bank, Avanti Finance, Liberty Finance, Southern Cross Finance, Basecorp Finance, First Mortgage Trust and Pepper Money. We don’t work with every lender in New Zealand, so our advice is limited to the lenders on this list.
For KiwiSaver we advise on schemes from Milford, Booster, Generate, Fisher Funds and NZ Funds. Our KiwiSaver advice is limited to those providers.
We don’t advise on life, health, income protection or fire and general insurance. If you’d like those looked at, we can refer you to a specialist insurance adviser.
We can’t guarantee a lender will approve your loan, and we can’t commit a lender to anything. The lender always makes the final decision. We’re not the lender’s agent, except when we check your identity on their behalf under anti-money laundering rules.
How we’re paid, and what it costs you
Most of the time you won’t pay us anything. When your loan settles, the lender pays us a commission, and some lenders also pay us a small ongoing commission each year.
If your loan is repaid, refinanced or your property is sold within a set period after settlement (usually up to 28 months, depending on the lender), the lender can claw back some or all of that commission. That’s our cost, not yours. We’ll never ask you to pay it back.
We may charge a fee for work that’s short-term by nature or where the lender doesn’t pay us: bridging finance, property development, renovations for resale, and lenders that don’t pay commission. We’ll always tell you the fee and get your agreement in writing before we start.
If you invest in a KiwiSaver scheme we recommend, the provider pays us an ongoing commission each year, worked out as a percentage of your balance: Booster and Generate 0.5%, NZ Funds 0.4%, Milford and Fisher Funds 0.25%. Fisher Funds also pays us $250 when you join. These are paid by the provider, not added to your fees.
If we refer you to a specialist insurance adviser and you take out cover through them, they pay us a share of the upfront commission they receive: 20% for life, health and income protection insurance, and 25% for fire and general insurance. This comes out of their commission, not your premium.
Conflicts of interest
Because lenders and KiwiSaver providers pay us, and different lenders, KiwiSaver providers and insurance partners pay us different amounts, there’s a potential conflict between what earns us more and what’s best for you. Here’s how we manage it:
- We follow an advice process that starts with your goals and circumstances, and we research the options before we recommend anything.
- We put your interests first. If a recommendation pays us more, we’ll only make it if it’s the best fit for you.
- We keep a conflicts register and record gifts over $250.
- We do conflicts training every year, and our files are independently reviewed by our compliance provider, Kiwi Adviser Network.
